Compare Like with Like (IT & Telecoms) – Things are not like they were 10-15 years ago when serviced offices had a poor reputation for charging too much for telephone calls and IT usage. Today’s market is much more competitive which means much better value for tenants. However, there is still a range of different charges from the serviced office operators. Some operators have an all inclusive price, including all local and national calls whilst some completely breakdown each cost element of the extra charges. There isn’t a right or wrong way to charge. Just make sure you analyse these potential extra costs when comparing the operators.

Look for the Value – There are constantly new serviced offices coming onto the market every week. There is also a constant churn of available office space. When serviced office operators have lots of space to sell they tend to offer better pricing, deals and incentives. You hold the upper hand and are in a much stronger bargaining position when there’s lots of space available in a building.

They’ll also know which operators have lots of space to sell and therefore which ones have the best deals and incentives.

 
     
 

Facilities Team - The building can be great, the fit out superb and the furniture high quality, but if the building only has one person running the whole facility, you are putting yourself in the hands of that one person. If things go wrong such as phones, broadband or the network, make sure that the company provides on site experts to quickly sort out any problems. You don’t want the person on switchboard being the same person to fix the broadband line when it goes down. Some companies have ‘floating experts’ this is better than calling in a contractor but may still slow down the service getting back to normal.

We Recommend – Pay that little bit extra to get peace of mind of having onsite experts. No matter how much you pay, phones, broadband and networks will always go down. The key is to be with a company that can get their systems back up and running as quickly as possible.
